An Automated Valuation Model (AVM) is a statistical model that estimates the current market value of a property using comparable sales data, property characteristics and market trend data — without requiring a human appraiser. Zillow's Zestimate is the best-known consumer AVM. Property portals that surface AVM data alongside listings see higher engagement, longer time-on-page and more enquiry form submissions than portals that show only the asking price.

What an AVM uses

Comparable recent sales within a defined radius, property characteristics (size, bedrooms, bathrooms, land area), location quality signals, market trend data and property condition indicators. The model is calibrated for the specific market — a UK AVM is calibrated differently from a US or Caribbean AVM.

What it adds to listings
